articulate and define goals; Budget and overall schedule. Set feasible expectations; Risk management, contracts & insurance. Agree to implement the process and set a time-line. Establish and maintain open communication between client and design team.

construction':
execute all planning phases; On-site project management, quality control and monitoring of safety programs. Coordinate an manage permit process. Apply and review specifications and performance. Develop contracts and manage budget, submittals and RFI's to support the schedule.Review payments and payment request approvals.

close-out':
develop and implement close-out procedures including punch list. Document all project information such as manuals, warranties, equipment, testing, maintenance care guidelines, as-built and accounting records.
